Here are a few questions you could ask a builder you are considering engaging or asking to tender on a project:


  • Are you licensed and insured for this type of work?
  • There are many different types of registration.
  • What is your registration number?
  • You can then check this on the VBA (Victorian Building Association Website – Pages – Search (buildingcommission.com.au)
  • How long have you been in business?
  • This will give you an idea of their experience and track record
  • Do you have a particular preference for building style?
  • Do you like renovations, new homes, heritage homes or smaller projects.
  • Size does matter – do they prefer smaller projects or can they handle bigger projects
  • Does their work align with your taste?
  • What building contract do you use?
  • If you are engaging a contractor to carry out domestic building work valued at over $10,000 (including materials and labour) and the project involves more than one type of work (e.g. it is not just tiling), you and your building practitioner are required to have a major domestic building contract
  • It is a good idea to have a written contract for all building works, regardless of price.
  • Can you provide me with references?
  • This is a great way to get feedback from previous clients.
  • Talk to clients from 5 years ago and current clients. You can find questions to ask in my “questions for referrals blog”
  • Ask for clients with similar homes, in style and size to the one you are going to be renovating.
  • What is your process for estimating?
  • How long does it take to get an estimate?
  • Is there a fee?
  • Is it a fixed price?
  • What are PC and PS sums (you can read about that here in my blog “what is the difference between PC and PS Sums”
  • What is your policy on variations?
  • How much will it cost to make changes?
  • What is the process?
  • What is your warranty and guarantee policy?
  • What is covered and for how long?
  • What are your payment terms?
  • When and how will you be paid?
  • Do you work on site?
  • If not how do you manage the trades and accept deliveries to site?
  • Do you have any full time staff?
  • How many projects do you take on at any one time?
  • how do you manage the different sites?
  • is there a maximum number of projects you take on at any one time?
  • Have you ever been suspended or had any claims against you?
  • How do you protect you and I from cost blow outs – either through your supplier or your trades?

It is important to do your due diligence and interview several builders before making a decision. This will help you find the right builder for your project and ensure that you are happy with the finished product.


Your architect or draftsman may offer a tendering service. This will help you choose the right builder for your project and can often help save you money when it comes down to negotiating or reviewing the tenders.
